Do I need a lawyer?

It is possible to buy a house in Spain without using a lawyer but we strongly advise you to appoint the services of a reputable Spanish lawyer. At Property Bargain, we will happily assist you and recommend a good lawyer.

Do I need a Spanish bank account?

Yes, the money used to purchase a property has to go through a Spanish bank account and the Notary requires a certificate from your bank manager stating the money has been transferred from outside Spain.

What is an Escritura?

An Escritura is the title deed which is drawn up by the Notary and your lawyer and includes information about the vendor and buyer as well as a full description of the property. This information is what is written down at the Land Registry.

What is the Land Registry?

The Land Registry is the administrative agency which collects information concerning all property belonging to the area it covers. The Land Registry is responsible for providing information to whoever requests it, through the issuance of single notes or certifications. These include the description of the properties and details of registered owners. It also includes details of any debts and charges against the property which is vitally important because if any debts are not cleared prior to signing at the Notary, they will automatically transfer to the new owner.

What is an NIE number?

Número de Identificación de Extranjero (Foreigners Identification Number). This is your national identification number in Spain and must be obtained to buy a property and pay their taxes. It is imperative that it is in place before signing the Escritura.
